    If you plan to buy property in the next year or two, taking a personal loan first will reduce your home loan borrowing capacity, often by several times the loan amount. Talk to us before taking on the debt, not after.

  • Should I choose a secured or unsecured personal loan?

    Choose secured if you are buying a vehicle, because the rate is meaningfully lower. Choose unsecured for renovations, consolidation or a wedding, where you have no suitable asset to offer.


    Secured personal loans


    Backed by an asset, most commonly a vehicle. The lender holds security, so rates are lower and approval easier. If the purchase is a car, a dedicated car loan will usually beat a secured personal loan on rate.


    Unsecured personal loans


    No asset attached. Rates are higher and limits lower, but there are far fewer restrictions on purpose and no risk to a specific asset.


    Why advertised rates mislead


    Personal loan pricing is heavily risk based. The rate you are offered depends on your credit score, income stability and existing commitments, so two applicants can be quoted very different rates for the same product.     Effect on borrowing capacity


    When you apply for a home loan, the lender deducts your personal loan repayment from your assessable income. Because home loan assessment applies an interest rate buffer, a modest repayment can cut your maximum home loan by several times the balance.   • How long does personal loan approval take?

    Many lenders return a decision the same day, with funds available within one to three business days of accepting the offer. Personal loans are among the fastest products to arrange.


    What holds applications up


    Verification issues: payslips that do not match the stated income, recent changes of employer, a probation period, undisclosed existing debts, or bank statements showing dishonours, gambling transactions or short term lending.


    Applications also slow where the purpose needs supporting evidence, such as a renovation quote or an invoice.


    The most efficient approach
