    Why the distinction matters

    Interest rate changes and lender policy changes during the period can affect what you are approved for. A lift in assessment rates, a change to how your income type is treated, or a new debt appearing on your file can all reduce your maximum borrowing amount.


    What to avoid while pre-approved


    Do not take on new debt, do not change jobs if you can avoid it, do not apply for credit cards or buy now pay later accounts, and keep your spending consistent. Any of these can undo the approval, and they are among the most common first home buyer mistakes we see.

  • Does pre-approval guarantee I will get the loan?

    No. Pre-approval is granted subject to conditions, and those conditions are tested once you find a property. The most common reasons a pre-approved buyer is later declined:

    • The property is not acceptable security, such as a small studio apartment, a high density building the lender restricts, company title, or land with unapproved structures

    • Your circumstances changed, such as a new job, probation period, reduced overtime or a new debt

    • Something surfaced on verification that was not disclosed in the application

    • Rental ledger or evidence of current rent paid


    If you are self employed
